You bring the plans and the lot, or just yourself. We build custom homes across Johnston and the surrounding counties, and every home we start already has a family attached to it, so the decisions are yours from the first line on the plan.
What we build
We do not sell a floor plan out of a book. You bring plans, or plans you want changed, and we price and build what you actually want.
We have an extensive specifications document detailing your entire home, from top to bottom and start to finish. Every selection, from brick to flooring to door hardware and beyond, is gone through, written down and priced for your build. How it goes
Building a house involves a few hundred decisions. Our job is to bring them to you in order, early enough to matter, and explained in terms that mean something.
We go through how Summerlin Contracting operates, what you can expect from us, and where to go next. About an hour, and it costs you nothing.
Before anything is priced, we find out what you want and what you want to spend. If those two numbers do not meet, you hear it then, not four months in.
If that has not already been done, we point you in the right direction and stay involved while it happens. If you already have a finished set, we go straight past this.
An itemized price built from actual subcontractor and supplier numbers for your house, not a per square foot guess. You will see what is included and what is not, plus an options sheet showing what can come out and what that saves if the number needs to move.
Permits, site work, foundation, framing, dry-in, rough-ins, finishes. Every week you get an update on what happened, what is next, and anything that changed.

If you change something or a condition on site forces a change, you get the cost and the schedule impact in writing first. Then you decide.
