Trained on large commercial before going out on his own.

Through his four years at NC State, Chad worked for D.H. Griffin Construction, one of the larger commercial general contractors in the Southeast, as an estimator and site superintendent. That is where he learned how a commercial job is actually run: scheduling trades against each other, holding a critical path, and managing the paperwork a commercial owner expects.

He brings that process to projects that are usually too small to get it.

What owners and developers ask first.

What size commercial projects do you take on?
Typically $3 to $4 million and under. Our license carries no cap, so the limit is about giving each job real attention rather than about permission. If your project is larger, call and we will tell you honestly whether we are the right contractor for it.
Do you bid public or municipal work?
Yes, on the commercial side, where the job suits us. Most of our work is private sector for owners, developers and tenants, but we do go after some public and municipal projects. We are selective either way, because the point is to give a small number of jobs real attention.
Can you build in red iron, cold-formed steel and light gauge metal?
Yes, all three, plus conventional wood framing. They are not the same thing: red iron is hot-rolled structural steel, cold-formed steel is lighter than red iron but heavier duty than light gauge, and light gauge metal is the pre-engineered metal building product. Most light commercial contractors are comfortable in one system. Being able to price all four means the structure gets chosen on merit rather than on habit.

Do you handle permits and inspections?
Yes. We deliver turnkey, which means we bid the project, hold the contracts with every trade, pull the permits, run the schedule and inspections, and hand over a finished building. You deal with one contractor.
Who will actually manage my project?
Chad Summerlin. On a job this size the estimator, the project manager and the owner being the same person is an advantage: nothing gets lost being handed between departments, and nobody has to go ask someone else what was promised at the bid table.
