Structure

Four framing systems.

Most light commercial contractors are comfortable in one. Being able to price all four means the structure gets chosen on merit rather than on habit. They are listed here heaviest to lightest, because the difference between them is the point.

Red iron structural steel

Hot-rolled structural steel, shop primed in red oxide. The most robust of the four, and the standard choice when you need long clear spans, a hard shell, and a building that will take future tenant changes without touching the structure.

Cold-formed steel

Roll-formed steel studs and joists. Not as robust as red iron, but heavier duty than light gauge metal, and a genuine structural framing material. Dimensionally stable, non-combustible, and often the right answer for interior framing, multi-tenant walls, and two story light commercial where fire separation matters.

Light gauge metal

The pre-engineered metal building product: shops, storage, barns, workshops and simple commercial shells. The most economical way to get a large clear span up and dried in. We put these up as well, and we will tell you when your project would be better served by heavier steel.

Conventional wood framing

Still the most economical system for a lot of small commercial work. We build in it constantly on the residential side, which means the crews are practised, not occasional.

Project value
$3 to $4 million and under. Our license carries no cap, so the limit here is about giving each job real attention, not about permission.
Building types
Storefronts and retail shells, businesses, shops, additions, barns, light commercial and small office, single story and two story. New construction and full building renovation. Masonry as well as the four framing systems above.
Sector
Mostly private work for owners, developers and tenants. We also pursue public and municipal bid work on the commercial side where the project suits us.
Delivery model
Turnkey general contracting. We bid the project, hold the contracts with every trade, run the schedule and inspections, and deliver a finished building. Chad is the project manager, not a title on an org chart.
Service area
Johnston County, North Carolina and the surrounding counties, including Wake, Harnett, Wayne, Sampson, Wilson and Nash.

What you get from a contractor this size

The estimator, the project manager and the owner are the same person.

On a job this size that is an advantage, not a limitation. Nothing gets lost being handed between departments, and nobody has to go ask someone else what was promised at the bid table.

Questions about scope, cost or schedule get answered by the person who set them, usually the same day.

Established trades

The subcontractors and suppliers on your project are long-standing relationships, not the low bid off a list.

Documented, not casual

Commercial owners expect proper submittals, inspections and closeout paperwork. That habit came from D.H. Griffin and it did not get left behind.
