Chad Summerlin has held a North Carolina unlimited building license since 2007. He grew up on job sites, trained on large commercial work, spent a decade in state law enforcement, and came back to building.

Chad Summerlin.
Owner, estimator and project manager. On a Summerlin Contracting job those are the same person, which is the whole point.
He grew up working for his father, Randy Summerlin, at Summerlin Builders, Inc. That company built custom homes and small commercial projects in and around the Johnston County area for decades and is no longer operating. This is where Chad learned the trade: on site, from the ground up, before he was old enough to sign a contract.
The path
How he got here.
Chad's childhood consisted of long summer days working for his father. Cleaning up jobs. Landscaping jobs. Learning the trades and the business.
He then attended North Carolina State University and earned a Bachelor of Science. While he was a student he sat for the North Carolina general contractors exam, earning his unlimited builders license. No project too large or small. No cap on the value of the project he can build, residential or commercial.
During his four years at NC State he worked for D.H. Griffin Construction, a large commercial company, as an estimator and site superintendent. That is where he learned how big jobs are actually run: sequencing trades, protecting a schedule, and keeping the documentation a commercial owner expects. He then returned to Summerlin Builders, Inc. in 2007 to work alongside his father.
The 2008 and 2009 economic downturn saw construction slow to a near stop. At that time Chad went into law enforcement work and served for more than ten years as a North Carolina State Trooper, all the while maintaining his contractors license the entire time.
He returned to construction in 2021 with his father, and formed Summerlin Contracting in January 2023 as his father retired. Today he builds custom homes and light commercial projects throughout Johnston and surrounding counties.
What it means for you
One person is accountable for your project.
Summerlin Contracting is Chad. He bids the work, contracts the trades, runs the schedule, walks the site, and answers the phone. There is no estimator who disappears after the contract is signed and no project manager who has to go ask someone what was promised.
The subcontractors and suppliers on your project are relationships built over years, in some cases carried over from his father's job sites. They show up because of who is asking.
Ten years as a trooper is not construction experience, but it is ten years of being personally accountable for decisions made under pressure, in public, with consequences. That is not the worst training for someone about to spend a year of your life and a large amount of your money building your house.
